Art In Resting (AIR) is long-term residential leasing model with structured participation in approved improvements.
We believe homes should be places of care, dignity, and growth — not extraction.
AIR invites people to co-create spaces thoughtfully, share responsibility fairly, and return to a sense of home.

Renovation & Participation

At AIR, improvements are not dictated or outsourced.
Residents participate in designing the upgrades they live with, working collaboratively with AIR and property owners.
This creates homes shaped by care, lived experience, and shared responsibility — not top-down decisions.

How Does It Works?

Residents actively collaborate in designing and shaping approved improvements — alongside AIR and the property owner.	Once core improvements reach substantial completion, the home transitions into stability.	Residents who renew are treated as long-term stewards, not temporary occupants.
Before move-in: improvement goals are discussed together, design intentions are aligned, rent stages and timing are agreed to in writing.	During this phase: residents contribute ideas, aesthetic direction, and lived insight, design, materials, and scope are co-developed.	At this point: rent adjusts to a pre-disclosed, favorable rate no ongoing work is expected the design shaped during co-creation becomes the lived home.	Over time: rent adjustments are thoughtful, phased, and capped care for the home — and contribution to its evolution — is recognized continuity is prioritized over turnover.
